Matkap Properties do 12-week / quarterly inspections because it is a practical balance between protecting the landlord’s property and not interfering too much with the tenant’s home life.

In UK lettings, inspections every 3–6 months are generally treated as normal practice, with 12 weeks being common for managed properties, especially early in a tenancy or where the landlord/insurer wants regular records. Tenants must allow access for repairs and safety checks, but the tenant can suggest a convenient time
